Job Description

Roles and Responsibilities

  • You shall be the team leader of the Hotel Refurbishment & Development Projects which are allocated to you. Tasks would include the overall project management with the core team of design, technical support services and procurement.
  • Plan & Implement the refurbishment & construction phase, including construction inspections, scheduling & managing progress meetings, negotiating change orders, resolving issues of material & workmanship standards, adherence to the approved plans and specifications, compliance with all applicable health, safety & building codes, including coordination with the Hotel operations team to complete the projects within approved cost and time schedule.
  • Preparation of site mobilization plan including arrangement of temporary facilities based on data from specific sites and locations for each of the refurbishment sub-projects.
  • Controlling & monitoring the progress of the project on time as per approved project schedule within the approved budget and achieving monthly targets and submit MIS reports indicating the same.
  • To identify project barriers and recommend risk mitigation techniques, induct technical reviews, manage team allocation.
  • Review with the Manager QS, the cost quoted during the tender stage and the current cost to analyze the expected expenditure and the project will be executed within Manage To Cost defined by the management.
  • Assist in Identifying best available consultants and contractors, interviewing them, pre-qualifying and procuring their services.
  • Contract documentation & ensuring that the variation / claims are submitted accurately, correctly, on time and effective follow up for settlement within agreed timelines.
  • Monitor & evaluate the works as per contract, to ensure compliance with contract; desired quality and recommend action(s) to correct deficiencies.
  • Check & certify bills raised by the contractors and co-ordinate with Quantity surveyor in Corporate office for payments.
  • To create an inventory management system and monitor the same. The objective is to keep a track of the inventory from the existing hotel and maximize the utilization of the same in the refurbishment plan.
  • Ensure proper documentation at site for all instructions given to the contractors, obtain daily progress reports from the contractors, etc
  • Ensure implementation of the Project Quality Plan and Project Safety Plan
  • Raise the awareness and importance of safety in the minds of all staff and contractors.
  • To cater to all other works related to development / refurbishment / of hotel and allied projects.

Handled large Refurbishment projects for hotels.

Desired Candidate Profile

BE or Diploma in Civil . Must have handled Hotel Projects. Pl. dont apply if not handled Hotel Projects.

Budget :  15 - 18 Lacs. Age not above 40-42 yrs

Reporting to MD +  VP Projects.
